  *add 11% tax; rentals of less than a week add $100 cleaning fee and optional $50 linen fee. 3 night minimum and 40% premium winter holidays, ie Thanksgiving, Christmas, New Years, MLK Day, Presidents Day.

  Holidays:
* The following holidays are a three-night minimum stay: President's Day, Memorial Day, Thanksgiving, Christmas and New Year's Eve.  Rental rates for holiday are 10% above the posted rates for the time period.
* All reservations are subject to a 6% Maryland state tax and a 5% County accommodation tax. Tariffs are subject to change without notice and any increases in tariffs are the responsibility of the leaseholder.

Linens: Sheets, pillowcases, bath towels and wash cloths are available for a $50 rental fee.

  Payment Terms:
We do not accept money orders (including international money orders), cashier's checks, treasurer's checks, certified checks, official bank checks or traveler's checks.

Credit card users please note: We will only accept payments by credit card if the card is issued to the contract holder. No third party credit cards will be accepted.


Payments for arrivals beyond 30 days:
Payments may be made by personal check, business check, cash or credit card (Visa or Mastercard). We collect one-half of the rental at the time the reservation is made.  The balance is due 30 days prior to occupancy. Please mark your calendar with your payment schedule, as we do not send out reminders.

For any payments made by cash or check, at least 30 days prior to occupancy, you will receive a 1.5% discount deducted from your last payment.

Payments for arrivals within 30 days: 
Full payment is due at the time of booking by credit card (Visa, Mastercard,). Personal checks are not accepted within 30 days of the arrival date.
If any deposit or portion of the deposit is not received by the specified due date, your reservation may be cancelled and the property made available for rental.  Failure to make a deposit or portion of a deposit on time are subject to the same terms as cancellations.

A $30 bank charge will be assessed for all returned checks.

A confirmation lease agreement will be emailed or faxed to you. Please read the lease carefully, sign both pages and return it along with the other appropriate paperwork by the due date.

Many of you will vacation with other family members or friends, but only one person signs the lease. We hold the leaseholder responsible for payment and for all of the responsibilities spelled out in the lease.


Security Deposit:
We require a $500 security deposit by credit card on all rentals, whether it is for two nights or a week.  The security deposit will be charged to your card a week prior to your stay.  By renting from us you authorize us to charge your card for any damage caused during your stay in excess of the security deposit.  If the home is left with no damage, your deposit will be refunded within two weeks of your departure (we attempt to do this within a few days).  We have found that the vast majority of people take excellent care of our home.  In four years of renting another lake house we owned, we only had two incidents and they totaled $100 combined.  We hope that our guests will enjoy their stay and want to return.

Cancellations & Reservation Changes:
Sometimes cancellations are unavoidable, and we will do our best to re-rent the property for the same rate and time period. All cancellations or reservation change requests must be made in writing. Only the leaseholder can cancel a reservation.  Deposit money cannot be returned unless the property is re-rented at no loss. If we are unable to re-rent the property, the full advance payment will be forfeited.  Changes will only be granted at the discretion of the owner.  The more advance notice we have the easier it will be to make changes.
